By custom of the borough, any quitclaim of houses or tenements within the borough, by any person or persons, whether men or single women, who are of the age of majority, that is acknowledged and enrolled in the manner and form already described, shall have the same legal force in debarring the right and title of the quitclaimants and their heirs, as the enrolled deed itself or the record of the same, in perpetuity.
